Property Markets are Splitting: Why We Keep Pointing Clients to Brisbane.
Falling prices always come with the same headline: “now’s the time to buy.” In some cities right now, that headline has some truth to it. Sydney is a good example: rate rises have squeezed borrowing power, even in suburbs where stock is unusually tight, and some forecasters expect further softening into 2027. Buyers have more choice, less competition at auction, and more room to negotiate than they’ve had in years.
But a softer market isn’t automatically a good market, and it’s not automatically the right one either. Reduced borrowing capacity is a temporary pressure. If interest rates and lending conditions shift, that pressure can lift just as quickly. What matters more for a long-term investment is whether the fundamentals underneath a market, jobs, population growth, infrastructure and rental demand, are strong enough to carry it once the cycle turns.
That’s exactly why our focus keeps coming back to Brisbane.
Why Brisbane stands apart
Brisbane is heading into what many analysts are calling its strongest decade. Population growth is running at record pace, with tens of thousands of people arriving each year from interstate and overseas, and rental vacancy sitting under one per cent in many pockets. Billions of dollars are being invested in infrastructure ahead of the 2032 Olympics, including new rail and transport links that are already reshaping demand in surrounding suburbs.
Major bank forecasts for 2026 put Brisbane’s growth well ahead of most other capitals, with estimates ranging from the mid single digits up to double digits depending on the bank and the segment. Median prices remain meaningfully lower than Sydney and Melbourne, which gives Brisbane buyers more room to move and a stronger entry point for long-term growth.
None of that means every Brisbane property is a good buy. It means the city-level fundamentals are doing more of the work for you than they are in a market propped up mainly by tight supply or a temporary lending squeeze.
The Wealth Creators Group view
We look at the numbers before the property. Before we get excited about a listing anywhere, including in Brisbane, we want to know what it does to borrowing capacity, what it does to cash flow, and how it fits a portfolio built for the next five to ten years, not the next five to ten months.
A lower price can look attractive on paper, but if the yield doesn’t cover holding costs or the purchase limits your ability to buy again later, the “bargain” can cost more than it saves. Nobody reliably times the exact bottom of a cycle. Market selection matters more than market timing, and right now, the market selection case for Brisbane is one of the strongest in the country.
