Auction Clearance Rates Lift: What Investors Should Know

Auction Clearance Rates Are Lifting. What Should Property Investors Watch?

After a soft start to spring, auction results improved in the week reported by Cotality. The combined capital city preliminary clearance rate rose to 58.5%, the strongest result in 19 weeks, according to Cotality, as reported by Australian Broker.

It is a stronger result than recent weeks. But if you’re deciding whether to buy, hold or wait, the more useful question is: what does this shift mean for my numbers and my strategy?

What’s happening?

A clearance rate shows the proportion of reported auction results that resulted in a sale. Because this is a preliminary figure, it can change as more auction outcomes are reported.

The rate was up from 52.7% the week before. Melbourne reached a 24-week high of 63.3%, and Sydney reached a 19-week high of 59.6%. Ray White’s own figures showed an average of 1.9 active bidders per property. That points to buyers engaging more as spring listings return.

Keep it in perspective.

Improving does not necessarily mean the market is strong. A year ago, the combined rate was 74.8%, and auction volumes are still down 33.6% on the same week last year.

Brisbane is a good example. Its clearance rate improved by 16.8 percentage points on last year, which is a big lift. But at 41.6%, it was still the lowest of the capital cities that week. So the market is improving, but from a low base.

One good week doesn’t make a trend. What we’re seeing is confidence building in stages.

What it could mean for buyers and investors

More active bidders can mean stronger competition at individual auctions. If you plan to buy at auction, that makes preparation more important:

  • Do your research before auction day, not after.
  • Set your maximum price in advance and stick to it.
  • Understand how a more competitive market could change your negotiation approach.

As competition increases at some auctions, the risk is letting buyer momentum push the price beyond what the property’s fundamentals support.

Look beyond the clearance rate.

Clearance rates tell you about buyer mood on a given weekend. They don’t tell you whether a particular property is a good investment.

That comes down to fundamentals: location, supply, rental demand, vacancy rates, population growth, jobs and infrastructure. These factors generally matter far more to a long-term investment strategy than one weekend’s auction result.

Auction activity is one useful indicator. It shouldn’t be the only one.

Don’t forget interest rates.

The RBA’s next decision is due on 29 September, and all four major banks now forecast a 25-basis-point increase at that meeting. These remain forecasts, not an RBA decision.

Higher interest rates can increase repayments and may also reduce borrowing capacity because lenders assess whether borrowers can service loans at rates above the actual loan rate. That flows through to your cash flow and your ability to buy the next property.

So before asking which property to buy, ask: what does this property do to my numbers?

Questions worth asking before you move

  • What is my borrowing capacity today, and how would it look if rates rise?
  • Can I hold this property comfortably if rent or repayments change?
  • Does this purchase help or limit my next one?
  • Am I buying because the numbers work, or because the market feels busy?

The takeaway

Rising auction results are a positive sign for buyer confidence, and worth watching. But strong strategy doesn’t come from reacting to one week of data. It comes from understanding the research, knowing your numbers, and thinking in terms of your whole portfolio.
